NEDS BEACH HOUSE

Client: Baumgart

Location: Shelly Beach, NSW

Construction: $2.5 M, Completed 2014

Building Area: 274m²

Site Area: 580m²

Awards: 2015 Newcastle Architecture Awards Residential Architecture + 2016 best of Houzz

Ned's Beach House exhibits simple durable elements; concrete, ironbark and steel impart family permanence. Flanked by inconspicuous homes are spectacular lake and ocean views. The eastern boundary Norfolk Island pine is immortalised in an operable Cor-ten west façade. Stairs reach a 'citadel' around a concrete blade wall which penetrates inside the garage and west pavilion kitchen. Whether concrete, ironbark or steel, each side of each wall is the same. Despite this rule, our elements combine subtly, in different ways in each room. Off-form concrete tie-rods respect a constant grid from basement to rooftop 'Caboose'. Exceptions are the 'firewall' behind a hanging fireplace and two 'apostles' that define a central 'Cool' court between the east and west pavilions.

The client's brief for this site directed the design to impart the families permanence on the site, to respond accordingly to the sites context and to encourage minimal maintenance by providing appropriate longevity and robust materals for a successful life-cycle approach.

A unique design utilising concrete precast + post tensioned concrete wall and roof slabs. Polished concrete + engineered timber floors created a juxtoposed design ideology to emphasise the modern architectural material pallet to encapsulate the site's demographics and desired built fabric.
